I recently worked with my client (and great friend) who I have known for… dare I say, almost 10 years! Martin Howard and I started our search at the beginning of this Summer, looking for a minimum of 2 beds and 2 baths. He also needed a decent sized yard for his dog. We ended up doing even better than we anticipated and were lucky to find this 3 bedroom, 2 full bathroom house, just shy of 1650 square feet, with a well landscaped, great sized yard in the super-convenient Mstreet location! This Adorable ‘M’Street cottage is conveniently located on a slightly elevated corner lot on Morningside Avenue, which is considered one of the best “most prestigious” streets in the neighborhood! Martin made an intelligent choice in purchasing this house for many reasons. Most importantly, it is in Stonewall Jackson elementary school district. Any good realtor will tell you, even if you don’t have plans for kids in the near future… Lakewood and Stonewall Jackson elementary school districts are your safest investment in the city of Dallas right now. They are the only really affordable neighborhoods with exemplary public schools… unless you want to transition to Highland or University Park, which is a whole different (and pretty damn high) price range and ball game. The Lakewood neighborhoods are booming and Martin hit it during the prime time to buy, while interest rates were still low.
This charming 3 bedroom 2 bath house had designer paint finishes and gorgeous dark hardwoods throughout the home, as you can see in the pictures.
Front living room:
Convenient dining room makes this house great for entertaining because not only does it open to the kitchen but also opens toward the main living room. An open floor plan is also sometimes hard to come by in the Mstreets!
Entertaining is something that Martin is already pretty damn good at, but this should make it even easier and more fun.
The Kitchen had been completely updated (another great find), with gorgeous granite countertops. Check out the stainless steel appliances and gas cooktop, below.
It’s also nice that there are multiple ways to get through to the back porch/yard… the kitchen being one of them (as you can see above).
Check out the built-in spice rack (above)! How convenient. Again, you can see how it opens up to the dining room in the picture above.
Love the backsplash in the picture above. Always a nice accent in the kitchen. You can’t necessarily tell by these pictures, but this kitchen also has great storage space and a large pantry.
This (above) is the other living area which is considered a 3rd bedroom. It’s a cozy, yet spacious room, which I have a feeling will be Martin’s football watching room for the time being… tis’ the season!
It is conveniently located off of the study (as seen below), which also has the french doors that open up to the outdoor deck and large backyard. Nice working view.
The previous owners had completely remodeled the full guest bathroom.
This great, big deck overlooking the backyard is gonna be perfect for entertaining. And can be accessed via the kitchen, the study and the doors in the master!
As you can see in the picture above, there is also a garage that can be accessed though the side street. Garages can also be hard to come by in these parts of town… especially fully functioning ones.
This is a great shot of the large, nicely landscaped backyard, which should be perfect for Martin’s bull-dog, Stella! I know they will be very happy here 🙂
Martin was one of the most polite clients I have ever had the opportunity to work with! We learned a lot during the experience and recently closed on the property. Martin received the keys to his new pad on August 8th! I am looking forward to seeing the progress he has made and how he has changed up the place to suit his taste.
